How can I tell if I need helical piers or foundation repair?

Foundation repair is different for each structure.  Damaged foundations can display in several different ways.  These include cracks found in both interior and exterior walls.  On brick or block homes, shifting or settling foundations sometimes cause cracks that appear like stair-steps or zig-zag patterns in the mortar between the bricks. Cracks can also appear in the foundation itself, sometimes visible in unfinished basement walls. Interior and exterior doors may be affected; if they are not opening or closing properly or appear to be jammed in their frames, this symptom could show the foundation has shifted. Helical piers are often used to correct these issues.

What should I look for in a foundation repair contractor?

Ideally, a foundation repair company should be knowledgeable, with the ability to explain the different repair options clearly.  Check to see what type of accreditation they have, as not all companies may be accredited by their foundations support distributor.  Also, it is important to find out what method will be used to complete the repair. Colorado Structural Systems uses helical piers developed by Hubbell Power Systems, Inc and is certified in the installation of these supports.  Other companies may use slabjacking, which is an inferior method of repairing sagging foundation walls. Slabjacking pumps a grout mixture under and alongside the foundation, which serves to level it, but this method may not be a permanent solution. Helical piers are considered a permanent solution, and that’s why we’ve chosen this superior foundation support technology.

What sort of training does your company have?

Colorado Structural Systems is trained and accredited by our supplier, Hubbell Power Systems, Inc, who bought AB Chance in 1994 and who has been in foundation repair since 1912. That’s over 100 years!  They are the company that developed the innovative Helical Pier Foundation System, which is the premier method of supporting building foundations for the long term. In order to ensure quality, the company demands that installers using their system be trained in all aspects of the technology.

How much do foundation repairs cost?

The cost of a foundation repair varies, and depends on many factors.  It could be between $1000 or $10,000, and aspects such as the size of the building, the number of supports required, detailed planning and engineering, and soil conditions are all taken into consideration.  A formal estimate would need to be given to accurately predict the price for any foundation support work our company performs.

How long does a foundation repair take?

As with the price, a detailed assessment of each project will help determine how long it takes to complete a repair.  Our helical support piers are surprisingly quick to install – most of our projects take about a week to complete. This system doesn’t require a lot of preparation and digging to expose the foundation walls, and the repairs start immediately once our company arrives at the job site.

How can you tell what foundation repairs I need?

Cracks in the walls or foundation will display a weakness in the foundation, indicating that it has shifted or buckled. Our helical pier support system can handle any foundation repair, regardless of the nature of the foundation’s movement prior to the repair.

Does the soil around my home impact the foundation repair?

No. The soil conditions around the structure are not important. The only factor is the soil depth, which will determine how far we need to drill the piers to reach the stable bedrock.  The piers anchor solidly into the bedrock, creating a tough repair that will last for many years.

Does a foundation repair damage lawns and landscaping around my home?

Colorado Structural Systems prides itself on the quality of every project we undertake. Property owners can expect slight damage to the areas around where we excavate to install each helical pier, but we repair the landscaping upon completion of the project.  The finished result is invisible.

Colorado Structural Systems uses the Helical Pier Foundation System developed by Hubbell Power Systems, Inc.  When we undertake a repair project, we look at the soil reports, engineering assessment, and scope of work to complete a repair. These factors help to determine the accuracy of the process in repairing the foundation.

How can I protect my foundation from future damage?

To prevent damage to repaired foundations, it is important to keep rainwater from pooling around the base of the building.  To protect against that, the recommendation is to ensure the grade (slope) around the foundation is 2% per 6 feet, sloping away from the building in question.

How long should I wait to repair interior cracks in the drywall and mortar?

We suggest acting as soon as possible. If there are signs of damage it will likely only get worse. Extreme weather conditions can further impact the foundation which may cause exponentially faster degradation of the foundation’s supporting structure.  Act now to prevent expensive damage from compromising the safety and security of your home or business.
